Within our Existing Real Estate department, you will work on inspections, maintenance advice, and analyses regarding residential properties, healthcare real estate, utility buildings, and VvEs (Homeowners' Associations). Our field is dynamic: from NEN 2767 inspections to MJOP (Multi-Year Maintenance Plan) advice, and from baseline measurements to structural investigations.
You will join a close-knit team of 18 colleagues: inspectors, consultants, modelers, and specialists. The atmosphere? Humor, collegiality, pragmatism, and always a willingness to help one another. A flat structure where everyone knows each other and where you are never alone.
As a Building Inspector / Consultant, you are the primary point of contact for our clients regarding technical building quality and multi-year maintenance planning. You investigate, analyze, and advise.
Performing structural inspections and condition assessments (NEN 2767) for residential, healthcare, and utility buildings;
Recording and assessing defects, moisture issues, and technical condition;
Drafting MJOPs / DMJOPs (Short-term Multi-Year Maintenance Plans) including cost estimates, maintenance scenarios, and expected lifespans;
Performing baseline measurements, area determinations (NEN 2580), and environmental and vibration monitoring;
Reporting, presenting, and explaining findings to clients;
Planning, preparing, and developing projects;
Directing and supervising junior inspectors and checking their work;
Thinking along with the project leader and project manager regarding quotes, project preparation, and planning.
In the morning, you start at one of our offices with a short meeting. After that, you drive to an inspection location, for example, a healthcare complex, where you—together with a junior—record the technical condition in accordance with NEN 2767.
After the inspection, you work on your findings at home or in the office and translate them into concrete maintenance plans. Later in the week, you brainstorm with fellow consultants about a DMJOP, present the results to the client, and draft a quote for a new project.
No two days are the same: you switch between fieldwork, analysis, advice, and client contact.
We are looking for someone who gets energy from technology, real estate, and collaboration. You possess:
A completed MBO or HBO degree in Building Technology;
Approximately 10 years of relevant work experience as a consultant and/or inspector. Do you not yet have this experience, but have you worked, for example, as a work preparer, site manager, structural draftsman, or real estate manager? Do you want to take a step forward and do you believe you are able to thoroughly understand and analyze client requests and provide appropriate advice? Then we would also like to receive your CV.
Strongly developed analytical abilities and communication skills;
An independent and proactive work attitude: you are a true go-getter;
Collegiality and the ability to work well in project teams;
Good command of the Dutch language;
Experience with Microsoft Office; knowledge of O-Prognose, IBIS Main, or GIS is a plus but not a must;
Driver's license B and willingness to travel throughout the country.
A position in a multidisciplinary team with access to extensive knowledge. Within this team, you will be given the space to grow in the direction that suits you (inspection, advice, strategy, or sustainability). In doing so, you have a direct impact on the preservation, safety, sustainability, and future-proofing of existing real estate.
Furthermore, we offer you:
The flexibility to work independently of time and location;
Good secondary employment conditions such as a travel allowance (25 cents per km), a home office allowance, a profit-sharing scheme, a good pension scheme, and the possibility of participating in various collective insurance plans;
Internal and external training, including (re)certification for NEN 2767, MJOP specializations, and training regarding sustainability;
Varied work: you are both performing inspections on-site outdoors and working with analyses and reports indoors.
