Contract Manager Isala Hospital Meppel

Five years ago, construction consortium TDE - a pooling of forces between Trebbe, Dura Vermeer, and Equans - took over the management of the first fully electric hospital in the Netherlands for Isala. This happened after the same consortium had realized the building.

The maintenance contract brings construction and management together, placing the responsibility for the long term with the market.

One of the projects you will work on is the Isala hospital in Meppel.

As a contract manager, you carry a great responsibility: together with the Equans contract manager and the team, you ensure that this modern hospital is áltways operational. You manage the unique Design, Build & Maintain contract that the consortium executes in collaboration with Isala Meppel.

You are responsible for the structural part of the performance contract and, together with the team, you implement this. To do this in the best possible way, you are always informed down to the detail level regarding the multi-year maintenance budget and the annual plan. Both in terms of execution and the financial status. You are also responsible for procurement, daily operations, and monitoring various systems and activities. You investigate malfunctions and maintenance information to the very bottom. You also fulfill an advisory role, as you contribute ideas to the upcoming annual plans and draft them.

Following the completion at the end of 2021, the maintenance/operational phase of no less than 25 years has started. In the remaining 20 years, you are the central pivot in guaranteeing quality, performance, and continuity. Together with the team, you build a sustainable partnership in which reliability is central. Within this contract, everything revolves around performance. Availability is crucial: every minute counts. You ensure that preventive and corrective maintenance connect seamlessly and that replacements are carried out in a timely manner. Because: Healthcare must be able to continue - that always comes first.

Your workday is varied. One day you work on the preparation of planned maintenance, the next day you respond quickly to a malfunction and communicate clearly with the client. You calculate, prepare, and execute. And where necessary, you step in at other project locations to support your colleagues. Because at Dura Vermeer, we do it together. In your work, you continuously monitor the most important management aspects: project organization, finances, quality, safety, information, and time.

You are continuously looking for improvement. You manage not only on execution, but also on demonstrable results and smart optimizations. Together as TDE, you form a strong team and actively maintain contact with users and stakeholders. In consultation with the client, you discuss what is going well - and where it can be even better. Additionally, you work closely with colleagues from the consortium and suppliers to raise the quality and performance of the building to a higher level.

Our Service Center is part of Dura Vermeer Bouw en Vastgoed Hengelo, a developing builder in the working area of North, East, and Central Netherlands. At the Service Center, we have the convenience of a large company with the unique atmosphere and culture of a small company. We have a down-to-earth and driven team of approximately 50 colleagues who are there for one another.

Within the Service Center, we work in the fields of Service, Aftercare, Management & Maintenance, conceptual residential construction, and smaller utility works. Additionally, we work closely with infra and Materieelservice. Through this collaboration under one roof, we can switch quickly, work efficiently, and optimally support our clients.

Together with this team, you will work on beautiful and challenging maintenance contracts. A few examples are: Almelo Courthouse, Herman Gorter Complex in Utrecht, Huis van de Stad in Amersfoort, Unilever Wageningen, and Thales in Hengelo. In short: a very diverse position!

You hate half-hearted work. You either do something well, or you don't. Your sense of responsibility is therefore great, and you understand what hospitality is and how to project it. Thanks to your empathy, you can sense which interests are at play in a political-administrative organization such as the Isala hospital. You can therefore communicate clearly with all involved parties, think in solutions, are proactive, and know how to build a sustainable relationship with the client. Furthermore, you have:

• At least an HBO level in a technical – business administration direction.

• At least four years of relevant work experience in the field of building maintenance.

• Management experience, for example as a project leader or coordinator, contract manager, or senior work planner.

• Strong communication skills, accuracy, and analytical ability.

• Ability to work independently, but you also proactively seek collaboration with maintenance partners, subcontractors, and colleagues.

• Knowledge of NEN-2767, laws and regulations for existing buildings and asset management, or the ambition to learn this

• The salary for this position is between € 4,291 and € 6,256 gross per month (based on 40 hours), excluding 8% holiday allowance. The exact salary depends on your knowledge, level, and work experience.

• On top of salary comes a fixed amount for the Sustainable Employability Budget for things that contribute to staying healthy and motivated (2.3% according to the Bouw & Infra collective labor agreement).

• 43 leave days according to the Bouw & Infra collective labor agreement. Of these days, 13 are paid out in your individual budget; you can choose to buy these days back;

• A laptop and a smartphone.
