The role

Area development is elite sport. We work on complex projects with great ambitions, diverse interests, and commercial objectives. As Sales Performance Manager Real Estate, you ensure that the commercial execution of our home sales takes place at the highest level. You are the connecting link between Ballast Nedam Development and the external real estate agents who sell our homes. You monitor performance, ask sharp questions, and ensure that sales strategies are translated into concrete actions. You know exactly which projects are performing well, where sales are lagging, and where opportunities lie to accelerate. With your analyses and commercial insight, you determine which measures are necessary. In doing so, you will receive a high degree of autonomy and responsibility. You do not wait around, but take initiative, set priorities, and ensure that decisions are implemented.

What you'll do

You maintain active contact with our external sales agents and ensure they perform optimally. You discuss sales results, set clear expectations, and make concrete agreements. You are a firm, professional interlocutor who knows how to motivate, challenge, and hold agents accountable. When results lag, you investigate the causes and provide targeted direction. You give agents the space to utilize their expertise, but you maintain control over progress and performance.

You maintain constant visibility on the commercial performance of our new construction projects. You analyze, among other things, sales figures, leads, viewings, conversion rates, sales speed, and the development of unsold housing stock. You recognize bottlenecks and translate figures into concrete insights. Why do certain homes remain unsold? What objections arise among potential buyers? Where do opportunities remain untapped? For you, a dashboard is not a final product, but the beginning of a commercial action.

You develop and initiate commercial measures that contribute to better sales results. This may mean challenging an agent to improve the sales approach, proposing additional marketing actions, reviewing the positioning of homes, or investigating other commercial possibilities. You make independent decisions within your mandate and ensure that measures are carried out expeditiously. You do not think in terms of limitations, but in terms of possibilities. Do not wait, but take action.

You ensure a clear commercial consultation structure, reliable reporting, and clear agreements. You monitor action points and deadlines and check whether made agreements are actually being met. You signal where processes can be smarter, more efficient, or more effective and take the initiative to improve them. You are not working on structure for the sake of structure. You organize grip on the process because you know that consistent execution leads to better results.

At Ballast Nedam Development, we believe in progress. We actively support the use of artificial intelligence (AI) and encourage employees to use new technologies in a smart and responsible manner. We see plenty of opportunities in your role as well. Think of using AI to analyze sales data faster, recognize patterns in customer behavior, improve reporting, investigate sales scenarios, and organize commercial processes more efficiently. We are looking for someone who is curious about these developments and independently sees opportunities to use technology for better results. You do not need to be an AI specialist. We find it more important that you are open to innovation, continue to think critically, and dare to apply new tools. In doing so, you handle confidential and personal data with care.

We do not judge you on how many reports you produce, but on what you achieve with the insights.

We are looking for a commercial professional who dares to take responsibility and gets energy from measurable results.

Someone who is analytically strong, but does not get stuck in analyses. Someone who communicates clearly, honors agreements, and holds others accountable for them as well. You are independent, structured, and decisive. You know what you want to achieve and organize your work so that objectives are realized. At the same time, you understand that successful collaborations are not just about figures. You build strong relationships with our external agents, know how to motivate them, and are clear when performance must improve.

What you bring

Experience with new construction sales or managing external agents is a strong plus. But just as important to us is your commercial sharpness, mentality, and ability to realize results.
