What we're looking for

at least a completed HBO (higher professional education) degree and WO (university) work and thinking level;
at least 7 years of relevant technical work experience in project development and realization;
experience with independently managing complex and multifunctional projects;
experience with managing contractors and advisors;
experience with contract forms such as UAV-GC and construction team structures;
an affinity with social goals and student housing.
A one-year contract of 36 hours with the intention to extend this to an indefinite period;

What you'll get

A gross monthly salary between € 5,498 and € 7,638 based on 36 hours per week, in accordance with scale L of the Woondiensten collective labor agreement (CAO) and depending on education and experience. For a senior profile, placement in scale M is possible, with a gross monthly salary between € 5,998 and € 8,573.
25 vacation days;

The role

Do you want to take control of challenging new construction projects and truly make a difference for thousands of students? This is your chance! We are looking for an experienced New Construction Project Manager to join us in building approximately 7,000 new homes. Take on that challenge with us!

At SSH, you will work for the largest developer within the housing association sector, with a clear and ambitious mission: realizing no fewer than 5,000-7,000 new student homes in the coming year. SSH develops and invests in cities such as Utrecht, Rotterdam, Eindhoven, Groningen, and also Zwolle and Tilburg. This means not only many new projects, but above all many opportunities for you to make an impact. You are the one who ensures that plans become reality. You take responsibility during the execution phase and ensure that projects are realized to perfection, technically, financially, and organizationally.

You work closely with development managers and translate plans into concrete execution. You maintain oversight, adjust where necessary, and ensure that everything comes together: from contractor to advisor and from planning to delivery. Challenging projects await you here, in which you make the difference between a good plan and a successful realization.

You work on leading large projects within urban areas. These are complex projects in which you take control during execution. Think of projects such as High Five at the Utrecht Science Park (940 studios) and realize that you are helping build the next generation of these types of developments. This is your chance to make a visible impact and actually realize projects, thereby helping to build the future of student housing.

What you'll do

As a New Construction Project Manager, you are responsible for the technical and executive side of new construction and redevelopment projects. You work in a structured manner, maintain oversight, and actively manage progress, quality, and budget. You are a strong interlocutor for contractors and know exactly how to lead projects in the right direction.

What will you do?

(Un)developing and realizing new construction and redevelopment projects in urban areas;
Managing contractors, construction teams, and advisors;
Leading plant teams and construction teams from preliminary design to delivery;
Concluding contracts with contractors (including construction teams and UAV-GC);
Contracting advisors and collaboration partners within your mandate;
Monitoring the planning, budget, and quality of projects;
Managing multiple projects simultaneously and maintaining oversight;
Actively adjusting and optimizing throughout the project;
Leading internal and external project meetings;
Working closely with the Development Manager and providing technical support;
Being involved in the selection of contractors and partners;
Identifying opportunities, risks, and improvements within projects.

Who are we looking for?

You are the stable factor in complex projects. A strong personality who brings structure, maintains oversight, and knows exactly what is needed to realize projects successfully. You switch

effortlessly between different parties and know how to manage contractors, conduct conversations, and make decisions.

With your extensive experience in new construction, redevelopment, and demolition/new construction projects, you are completely at home in the execution phase. You think in solutions, maintain control over processes, and know how to continuously adjust where necessary. You are strong in planning, work in a structured manner, and effortlessly set the right priorities, even when running multiple projects at once.

You possess natural leadership, communicate clearly, and know how to get people on board with your approach. You are result-oriented, but never lose sight of quality and the bigger picture. Additionally, you have a sense for the target group and understand how important good, future-proof student housing is. In short: you are the indispensable link that ensures ambitious plans are actually realized.

SSH is a housing association focused on students and focuses primarily on the development of homes (preferably rooms but sometimes also studios) for students in large cities such as Utrecht, Rotterdam, Eindhoven, and Groningen. We have all disciplines under one roof: from acquisition, development, and realization, to management and operation. In short, we are a developing investor, but one with a social task and a social character.

The Acquisition & Development department is an ambitious and driven team that focuses on realizing 5,000-7,000 new student units. We develop ourselves and also purchase turnkey.
