The role

description

Are you an organizational talent with a construction background? Do you ensure that everything runs smoothly in this dynamic role? Then you might be exactly the new Service & Maintenance Coordinator at Dura Vermeer Bouw en Vastgoed that we are looking for!

This will be your job

Your role

As Service & Maintenance Coordinator, you are the operational director of our service and aftercare process. You ensure that reports are handled carefully, predictably, and within the agreed arrangements. In doing so, you maintain control over progress, responsibilities, costs, and documentation.

You monitor the process from start to finish and manage based on priorities, quality, lead times, and workload. You ensure that actions are assigned to the right colleague or subcontractor and hold stakeholders accountable for made agreements.

In complex cases, you take the lead. You bring together technical, contractual, and financial aspects and, where necessary, coordinate with customers, project teams, subcontractors, internal executors, and Legal Affairs. You determine when to take action yourself and when escalation is required.

With this, you are the connecting link between daily operations, the team, and the Service & Maintenance Manager.

What will you do?

  • You work closely with project and realization teams during upcoming handovers and ensure a complete and manageable transfer to Service & Maintenance. Clear responsibilities, a complete file, and well-documented points of attention form the basis for this.

  • You assess and categorize incoming reports based on urgency, complexity, contractual agreements, and required action. You distribute the workload and monitor that reports are picked up, followed up on, and closed in a timely manner. You handle complex issues yourself and guide them toward a suitable solution.

  • You actively manage the performance of subcontractors and suppliers and monitor agreements regarding quality, planning, costs, and feedback.

  • Using management information, you maintain visibility on workload, lead times, age, agreed terms, repeat reports, and financial risks. You signal deviations in a timely manner and translate them into concrete actions.

  • You also look beyond the individual report. You translate recurring patterns in reports, complaints, and failure costs into concrete improvements for S&M, development, and realization. Additionally, you participate in working groups and improvement programs and contribute to the further professionalization of our services.

This is where you belong

Dura Vermeer Bouw en Vastgoed Amsterdam is a developing builder with about 250 enthusiastic colleagues. We are part of the Construction and Real Estate Division and are recognizable in green and yellow. Our ambition is great, and with much enthusiasm, we develop and build healthy and pleasant living environments where people feel at home. Will you help build the sustainable society of tomorrow? With us, you can show how unique you are, what you can do, and together we make it happen!

We are looking for new colleagues who roll up their sleeves and love a challenge. With the prevailing no-nonsense mentality, we realize projects that command respect. The region in which we operate, the Amsterdam metropolitan area, is perhaps the most dynamic in the Netherlands. Competition is high and projects are diverse and complex. As a result, we are continuously challenged to get the best out of ourselves within all our fields: area development, residential construction, utility construction, renovation, and transformation.

We would love to give you an impression of our culture and DNA. Together, we have the drive to create projects time and again that we are proud of, and we love to show them off.

This is what you bring

  • You have a completed HBO (higher professional education) degree in the direction of Civil Engineering, Technical Business Administration, or similar, and at least five years of relevant work experience within the construction sector.

  • You possess sound construction knowledge and can assess technical defects and translate them into responsibilities, contractual agreements, and appropriate follow-up steps.

  • You are a strong organizer and switch easily between customers, subcontractors, project teams, and internal colleagues. Even during busy periods, you maintain an overview and set the right priorities.

  • You work analytically and in a structured manner. You search for the cause of recurring problems, preferably using methodologies such as RCA or Lean, and translate these into concrete improvements in processes and working methods.

  • You take ownership, act proactively, and dare to make independent assessments and decisions.

  • You communicate clearly and know how to hold colleagues and partners accountable for made agreements while maintaining good cooperation.

These requirements show the direction of the profile we are looking for in this position. If you do not recognize yourself in all the requirements, but do think this is the right position for you, then we would love to have a conversation with you.

This is what we offer you

  • The salary for this position is between €5,005.37 and €6,256.72 gross per month (based on 40 hours)*, excluding 8% holiday allowance. The exact salary depends on your knowledge, level, and work experience.

  • On top of the salary, there is a fixed amount for the Sustainable Employability Budget for things that contribute to staying healthy and motivated (2.3% according to the Bouw & Infra collective labor agreement).

  • With an eye on a long-term relationship, we offer you an indefinite contract immediately.

  • 43 leave days according to the Bouw & Infra collective labor agreement. Of these days, 13 are paid out in your individual budget; you can choose to buy these days back;

  • A laptop and a smartphone.

  • Excellent secondary employment conditions such as standard insurance for all employee risks, pension schemes, an extra supplement in case of disability, and a contribution towards trade union membership.

  • You have the choice between an electric lease car, a mobility budget, or an NS Business Card.

  • With a contract for an indefinite period you can choose a brand-new (electric) bicycle thanks to our partnership with lease-a-bike.

  • Much attention to your growth thanks to our own Dura Vermeer Academy with plenty of education and training opportunities within your field, but also in the area of vitality.

  • Company fitness scheme with a choice from a sports offering of over 3,500 sports locations throughout the Netherlands.

  • A good work-life balance thanks to a flexible working policy and smooth arrangements for working hours, working times, emergencies, caregiving, or sabbatical

  • For new fathers and partners: 100% continued payment of your salary during the 5 weeks of supplementary birth leave, instead of the standard 70%.

  • For the generation that has accumulated student debt during the new loan system, there is a beneficial scheme for the repayment of student debt. You can contribute an amount from your gross salary annually to repay your student debt. Dura Vermeer doubles your contribution.
