Maintenance & Reliability Engineer Real Estate

• HBO (Higher Professional Education) level of working and thinking, preferably in Asset Management, Maintenance Management, Technical Business Administration, Civil Engineering, Mechanical Engineering, Electrical Engineering, or a similar technical field;

• At least 2 years of relevant work experience within maintenance engineering, asset management, maintenance management, or real estate management;

• Knowledge of maintenance methodologies such as FMECA, RCM, RCA, and preferably FTA;

• Experience with drafting maintenance concepts and multi-year maintenance plans;

• Experience with asset management processes and lifecycle costing;

• Experience with maintenance management systems, preferably Maximo;

• Good oral and written communication skills in the Dutch language.

The position is classified in salary group 10 of the HTM collective labor agreement (cao) with a salary between € 4,859 and € 6,701 gross per month based on full-time employment, depending on knowledge and experience.

Do you get energy from analyzing, improving, and future-proofing building-related installations and real estate assets? Then the position of Maintenance & Reliability Engineer Real Estate at HTM is for you.

As Maintenance & Reliability Engineer Real Estate, you are responsible for developing, managing, and optimizing maintenance concepts, maintenance strategies, and multi-year maintenance plans for our real estate portfolio. You ensure that HTM buildings, stations, stops, and all building-related installations can be deployed safely, availably, reliably, and cost-effectively.

You will be part of the Inframanagement team and fulfill an important role in the connection between asset owner, asset management, maintenance, our business office, and our project organization.

Based on data analyses, risk assessments, and lifecycle costing, you provide direction to maintenance and investment decisions and contribute to the further professionalization of real estate management within HTM.

The work is never boring. One day you are analyzing failure and maintenance data to improve maintenance concepts, while the next day you are advising on replacement investments, participating in a tender, or assessing a project handover to management.

What else will you be doing?

• Developing, testing, and optimizing maintenance concepts for real estate assets and building-related installations;

• Drafting, managing, and updating Multi-Year Maintenance Plans (MJOP);

• Performing risk analyses using methodologies such as FMECA and RCM;

• Analyzing failures and failure mechanisms using Root Cause Analysis (RCA);

• Drafting lifecycle cost analyses (LCC) and investment scenarios;

• Advising on corrective maintenance, replacement, and investment issues;

• Monitoring asset performance and developing KPIs and management information;

• Providing substantive input for SAMP, AMP, and portfolio management processes;

• Monitoring the quality and currency of asset information in our asset management system, Maximo;

• Assessing maintenance documentation and maintenance concepts during project handovers;

• Acting as a substantive sparring partner for Asset Management, Technical Specialists, Maintenance Specialists, and project teams;

• Contributing to tenders and contracting issues from a technical substantive perspective.

You are analytically strong, curious, and result-oriented. You know how to reduce complex issues to clear analyses and practical solutions. You feel at home in an environment where technology, maintenance, data, and asset management converge, and you are able to connect different interests.

You are a strong conversational partner for both technical specialists and management and know how to support your advice convincingly.
