Do you have experience with demolition and asbestos projects and do you feel at home in a role where content, overview, and collaboration come together? For our Existing Real Estate team, we are looking for a Project Manager who guides projects from preparation to delivery and manages quality and safety within them.
As Project Manager Existing Real Estate Demolition & Asbestos Surveying, you will work in a team on projects where the circular demolition of objects is central. As a project manager, you also have a commercial role that is driven by content and where it is not about "hard sales," but about:
Maintaining and expanding relationships
Building trust
Taking on an advisory role
Recognizing opportunities within projects
Translating technical expertise into customer value
A combination of relationship management, advice, acquisition, and substantive positioning within a specialist and social market.
You guide the entire process, act as the hub between the client, project team, and executing parties, and manage preparatory investigations, including:
Asbestos surveys
Material surveys
Hexavalent chromium (Cr-VI) investigations
Nature surveys
Soil investigations
Archaeological investigations
Unexploded ordnance (UXO) investigations
Based on these investigations, you draft work descriptions and/or specifications, guide tenders for a demolition, and perform site management and supervision during execution.
You work on multiple projects simultaneously that are in different phases. On average, you guide about 5 larger projects and 15-20 smaller assignments, varying in turnover.
Your work week is dynamic: from site management on location to consultations with clients and checking investigations, quotes, and work descriptions at the office.
A social organization faces the challenge of partially demolishing a building and redesigning the site, while business operations continue undisturbed. The project starts with assessing the available information and initiating and guiding specialist conditioning investigations, such as asbestos, soil, archaeology, infrastructure, and potentially UXO investigation. Based on the investigation results, the requirements and execution principles are established together with the client and translated into an integrated work description, which also includes aspects such as circular reuse and soil remediation. Subsequently, you guide the tender and, after selection of the contractor, perform site management on behalf of the client during execution, supported by a supervisor.
You are a precise and structured project manager who can switch gears quickly and manages based on facts instead of assumptions.
In addition, you possess:
A completed HBO (Higher Professional Education) degree, for example in Civil Engineering, Environmental Science, Technical Business Administration, or similar;
Possibly supplemented with targeted education or training in the field of demolition and asbestos remediation;
5 to 10 years of experience with laws and regulations and management regarding asbestos surveys;
Experience with site management in asbestos remediation and demolition projects;
Experience writing work descriptions or specifications is a plus;
Good command of the Dutch language.
