The role
What you'll do
Within the multidisciplinary RE&FC team, you will ensure tightly structured program management, transparency, and financial stability in a dynamic context. You effortlessly bridge the gap between strategic decision-making and substantive financial complexity. You are the connecting link who knows how to unite opposing interests and connect mutual dependencies.
- Challenger & strategic advisor: You provide requested and unsolicited advice to project managers and executives. You challenge assumptions, signal procedural and financial risks in a timely manner, and help capitalize on synergies between different sub-programs.
- Switching between helicopter view and detail: One moment you are presenting a strategic scenario to the board, the next moment you are brainstorming with project leaders about specific contract terms, dependencies, and detailed schedules.
- Financial depth & decision-making: You build, test, and monitor dynamic business cases and integrated financial models. Your analyses, cash flow forecasts, and risk models form the foundation for investment decisions worth hundreds of millions of euros.
- Connecting stakeholder management: You move skillfully through a political and commercial field of forces. You communicate directly with internal stakeholders and serve as a solid interlocutor for external parties.
Main tasks:
- Monitoring the interfaces, synergy, and mutual dependencies between the Cargo Flat and other office developments.
- Designing, streamlining, and maintaining robust program management, including uniform reporting structures, milestones, and risk processes.
- Preparing investment requests and program budgets, monitoring their financial progress, and delivering detailed variance analyses and scenarios.
- Proactively signaling procedural and financial bottlenecks across projects and initiating corrective measures.
- Financial risk management (as part of the program's risk management process): mapping out and taking the appropriate measures to report or reduce risks;
- Proactively managing both internal parties (project leaders, RE&FC team, KLM executive board) and external stakeholders (Schiphol, developers, financiers, governments). Providing requested and unsolicited advice to project managers and the program manager.

Within Real Estate & Facility Contracting (RE&FC), KLM is undertaking one of the most extensive and strategic real estate transitions in its history. Think of interconnected projects such as the realization of the New Cargo Terminal, the new catering building, and the development of new offices; all driven by the movement agreement with Schiphol. At the same time, RE&FC is increasingly moving from being a real estate user to an owner or tenant, which has a major impact on our balance sheet and cash flows.
As Project Controller RE & FC, you will be at the helm in the middle of this playing field. You are a strategic business partner, financial conscience, and process guardian with direct exposure to the KLM executive board and external stakeholders (including investors, project developers, and governments). Your decisions and advice impact public opinion!
RE&FC is part of Finance and has its own controlling team, which is set to undergo strong strategic growth in its positioning as a real estate owner and increasingly as a tenant. The role of Project Controller requires an entrepreneurial spirit, planning, and organizational skills for both short-term and long-term goals.
Where will you land?
Your base is Schiphol-Oost, but you will also spend much of your time at Centrum and Zuid-Oost. You will actually see the situation develop from old to new designs. Within RE&FC, you will work closely with your MT members, Strategy & Support, Finance teams, and subject matter experts in areas such as safety, sustainability, and/or area development.
The RE&FC organization is in full development. Much attention will be paid to both team development and your individual development in the coming years. Regarding new ways of working, we "practice what we preach," so working from home is also an option.
Competencies
- Critical thinking
- Providing structure
- Building and maintaining relationships
- Problem analysis
- Delivering results
- Working in a team
