Acquisition Specialist

Do you see the outlines of a successful SPAR store in a place where others only see an empty building, vacant land, or a dot on the map? Then we have a key role for you. As an acquisition specialist, you combine market intuition, real estate knowledge, and commercial persuasiveness to find and further develop new locations. From the first tip to a well-substantiated proposal: you ensure that opportunities do not remain on the shelf, but can grow into future-proof SPAR locations.

• You map out high-potential market areas, white spots, and location developments and translate the growth needs of our retail business areas into concrete search assignments.
• You build and manage a qualitative acquisition pipeline and actively approach property owners, developers, real estate agents, entrepreneurs, and other relevant parties.
• You assess locations on, among other things, accessibility, footfall, catchment area, competition, surface area, zoning, technical requirements, and alignment with the correct SPAR format.
• You coordinate feasibility analyses and business cases with colleagues and carefully prepare go/no-go decision-making.
• You conduct exploratory and commercial discussions and, within your mandate, make agreements regarding availability, rent indications, exclusivity, planning, and terms and conditions.
• You monitor actions, deadlines, dependencies, and risks throughout the acquisition process and keep the Real Estate Manager and involved stakeholders engaged in a timely manner.
• After approval, you ensure a complete handover to contracting, construction, and opening, and where necessary, you remain involved in permits, landlord coordination, and location issues.

• an independent, visible position in which you contribute directly to the growth and future-proofing of the SPAR store network.

• you possess HBO (higher professional education) level of work and thinking, preferably in real estate, commercial economics, business administration, retail management, or a similar field.
• you have several years of relevant experience in acquisition, expansion, commercial real estate, retail real estate, business development, or a commercial field role.
• you know the dynamics of retail real estate, location analysis, leasing processes, urban planning, commercial negotiations, and financial business cases; experience in supermarkets, food retail, or franchising is a strong asset.
• you are commercial and entrepreneurial: you recognize opportunities, approach people easily, and build a sustainable network.
• you combine persuasiveness and relationship orientation with a professional, reliable conversational style.
• you work analytically and carefully and clearly translate location potential, risks, and requirements into a well-substantiated advice.
• you take ownership, maintain an overview in long-term processes, and ensure that agreements and actions are actually followed up.
