Asset Manager Residential

As an Asset Manager Residential, you will work on one of Europe's largest residential funds. Together with your colleagues, you are responsible for the return, quality, and sustainability of approximately 20,000 homes with € 8.4 billion Assets under Management.

You form the connecting link between fund strategy and execution. You translate strategic objectives into choices and initiatives that contribute to returns, risk management, and future-proofing. To achieve this, you analyze market, portfolio, and asset data, develop scenarios, and translate insights into concrete proposals. You assess where investments add value, which sustainability measures contribute to the long term, and which complexes are best to hold, improve, or sell.

The daily management of our homes is outsourced to external property managers. You take the lead and ensure that our partners perform optimally. You manage based on clear objectives, KPIs, and performance agreements, ask critical questions, and intervene when results fall short.

But your role does not stop at analyzing and advising. You take responsibility for the execution of decisions and ensure that plans are actually realized. In doing so, you work closely with, among others, Fund Management, Technical Asset Management, Investment Analytics, and external partners.

Additionally, you lead one or more strategic or tactical projects within the portfolio. Think of disposal strategies, valuing sustainability, or issues surrounding rent indexation. You also initiate improvements in data, processes, and working methods with which we further professionalize Commercial Asset Management.

A strategic project within the residential portfolio is running behind schedule. Various internal and external parties are involved, responsibilities are not clear everywhere, and an important deadline is approaching. What do you do?

You quickly map out where the bottleneck is and what is needed to get the project back on track. You make responsibilities clear, hold involved parties accountable for agreements, and organize decision-making where necessary. Subsequently, you actively monitor progress and adjust course if results or deadlines come under pressure again.

In doing so, you do not lose sight of the larger goal: the project must demonstrably contribute to better performance of the portfolio.

For this position, we are consciously looking broader than the classic Asset Manager profile. Real estate experience is valuable, but your ability to manage complex investment and portfolio issues is at least as important to us.

You have sufficient seniority to provide direction independently, distinguish main points from minor details, and take a stance. You bring different interests together and ensure that decisions are translated into concrete actions.

In addition, we are looking for someone who looks beyond the existing approach. You see opportunities to add more value, dare to challenge assumptions, and combine a strategic view with result-orientation. You organize ownership, monitor progress, and intervene when performance lags.

• University level (WO) working and thinking level and at least 8 years of relevant work experience.

• Strong project management skills and experience with managing multiple tracks simultaneously.

• Analytically strong and able to convert insights into concrete actions.

• A firm interlocutor who challenges partners and holds them accountable for results.

• Independent, decisive, and energetic in complex situations.

• Proven experience in improving returns, performance, and future-proofing.

• Real estate experience is a plus.

• Excellent command of the Dutch language.
