The role

As an Asset Manager, you will work for both the Healthcare Fund (HCF) and the Senior Living Impact Fund (SLIF), which together represent over €1.1 billion in Assets under Management. You are responsible for a portfolio of individually leased residential care concepts for the elderly and actively contribute to the return, quality, social impact, and future-proofing of these investments.

What you'll do

You translate the strategy of both funds into concrete initiatives and decisions that contribute to sustainable value creation. In doing so, you analyze market developments, portfolio performance, and investment opportunities, and convert insights into proposals that lead to better results, lower risks, and a stronger positioning of the portfolio.

The daily management of the real estate portfolio is outsourced to external property managers, operators, and collaborative partners. You take the lead. You manage performance, monitor KPIs and agreements made, and ensure that opportunities are utilized and risks are addressed in a timely manner. In this role, you are a strong interlocutor who challenges parties to achieve the best possible result.

You are responsible for the execution of strategic and operational decisions. You ensure that plans do not remain on paper but are actually realized. In doing so, you collaborate with internal and external stakeholders and monitor progress, quality, and results.

Additionally, you lead one or more strategic or tactical projects within the portfolio. Think of community concepts, sustainability initiatives, optimization issues, or projects focused on value creation. You also actively contribute to the further professionalization of Asset Management by initiating improvements in the areas of data, processes, and working methods.

A strategic project within the housing portfolio is running behind schedule. Various internal and external parties are involved, responsibilities are not clear everywhere, and an important deadline is approaching. What do you do?

You quickly map out where the bottleneck lies and what is needed to get the project back on track. You make responsibilities clear, hold involved parties accountable for agreements, and organize decision-making where necessary. Subsequently, you actively monitor progress and adjust course if results or deadlines come under pressure again.

In doing so, you do not lose sight of the larger goal: the project must demonstrably contribute to better performance of the portfolio.

What makes this position special?

For this position, we are consciously looking beyond the classic Asset Manager profile. Real estate experience is valuable, but we find your ability to understand and manage complex investment, portfolio, and collaboration issues to be at least as important.

You possess sufficient seniority to provide direction independently, distinguish between main and secondary issues, and make choices that contribute to the long-term objectives of the funds. You move easily between strategic issues and operational execution and know how to connect different interests.

You are curious, analytical, and entrepreneurial. You identify opportunities, ask critical questions, and dare to challenge existing assumptions. At the same time, you ensure ownership, progress, and results.

In this way, you make a direct contribution to attractive living environments for the elderly, strong fund performance, and sustainable value for our investors.

"We value curiosity, ownership, and the willingness to challenge existing assumptions."

Requirements

  • University level working and thinking ability and extensive relevant work experience (>8 years) in a complex, project-based environment

  • Dutch speaking

  • Strong project management skills and the ability to oversee and manage multiple trajectories simultaneously

  • Analytically strong, with an eye for the bigger picture and the ability to convert insights into actions

  • A strong interlocutor who can manage, challenge, and hold property managers and other partners accountable for results

  • Independent, decisive, and energetic in complex situations

  • A fresh perspective and the courage to challenge existing working methods and ideas

  • Real estate experience, specifically in healthcare real estate, is a plus

About Bouwinvest

In their own words

About the company & team

You work within the Asset Management team and, together with your colleagues, are responsible for the Healthcare Fund (HCF) and the Senior Living Impact Fund (SLIF). These funds invest in healthcare real estate and residential care concepts for the elderly, with a focus on return, social impact, and sustainable value creation.

In this role, you manage the portfolio of individually leased residential care concepts. You work closely with operators, healthcare and welfare parties, and colleagues from, among others, Fund Management, Transactions, ESG, and Technical Asset Management.

The lines of communication are short, there is plenty of room for initiative, and you will receive the responsibility to actively contribute to the further development of the portfolio. We value a fresh perspective, entrepreneurship, and the willingness to critically examine existing assumptions.

We work in a pleasant manner with a number of preferred suppliers. Therefore, acquisition by recruitment and selection, staffing, or temporary employment agencies is not appreciated.
