Project Lead Commercial Building

• Experience - you have at least 8 years of relevant experience with project management of large-scale construction or commercial building projects, preferably in a regulated or mission-critical environment.
• Leadership - you provide direction, make sharp assessments, and keep the project team focused on the collective result.
• Environmental sensitivity - you understand political-administrative relationships, recognize conflicting interests, and know how to involve stakeholders in a timely and careful manner regarding choices, risks, and consequences.
• Technical foundation - you possess a good understanding of architecture, building-related installations, electrical engineering, and mechanical engineering, and know how to bring these disciplines together integrally within complex commercial building projects. Experience with technical security, warehouses, offices, or mission-critical environments is a clear plus.
• Project control - you have demonstrable experience with risk management, financial management, quality management, and information management.
• Education and contract knowledge - you have a completed HBO or WO education in an architectural, technical, facility, or business administration direction and a demonstrable WO thinking level. Experience with contract forms such as UAV and UAV-GC is important.
• Communication and collaboration - you communicate clearly in Dutch and English, work transparently and reliably, and know how to involve people at different levels without losing sight of the project goals.

• A permanent contract with a two-month probationary period, based on 40 hours per week.
• A salary in scale 9: €4816,- to €9472,- per month, in addition to 8% holiday allowance and also a 6% year-end bonus.
• A solid pension via ABP: we pay 70% of your premium.
• 43 vacation days per year.

Within Real Estate & Facility Management, we work on diverse commercial building projects that contribute to a future-proof working environment for our colleagues and partners. For these projects, we are looking for a Project Lead Commercial Building (IPM) who can integrally manage and realize complex construction tasks. Your location is Arnhem.

As Project Lead Commercial Building, you are integrally responsible for the management of complex projects within the TenneT environment. These are projects such as offices, warehouses, and training centers. You bring structure starting from the initiation phase, translate the task into an executable project approach, and organize the collaboration within the IPM team.

You switch easily between strategy, tactics, and execution. You connect clients, users, experts, project team members, and external partners, and you monitor the coherence between architectural tasks, building-related installations, technical security, and business continuity.

Furthermore, you are responsible for, among other things:

• Project management - you lead commercial building projects from initiative, design, and tendering to realization, delivery, and handover. You maintain an overview and make choices explicit.
• IPM management - you ensure a clear division of roles within the IPM team and manage based on planning, budget, risks, quality, information provision, and progress.
• Stakeholder management and decision-making - you create support, prepare decision-making carefully, and escalate in a timely manner when necessary.
• Contracting and execution - you provide substantive input for tenders and contract documents and, together with contract management, manage performance, changes, claims, risks, and control measures during execution.
• Professionalization - you help further develop working methods, formats, standards, and governance for project-based working and actively share knowledge, lessons learned, and improvement proposals within the team.

For this role, we are looking for an experienced project leader who stands firmly in a technical and administrative environment. You combine substantive knowledge of commercial building with leadership and organizational sensitivity. You take ownership, bring calm and structure, and know how to bring interests together.
