Requirements

What we're looking for

  • At least 10 years of practical and coordinating experience in construction (new build/renovation). For example, you have experience as a carpenter, contractor or site manager and have developed towards construction supervision, maintenance coordination, facility management or similar roles.
  • Good knowledge of installation technology (E/W) and affinity with building-related installations.
  • Experience in managing and working with a small team, and managing suppliers and subcontractors.
  • Demonstrable experience with budget monitoring, contract management and cost control.
  • Familiar with maintenance planning, fault processes and service management (including reports, tickets, KPIs and follow-up).
  • Willing and accustomed to supporting multiple locations and traveling regularly between Schiphol-Rijk, Best and Rotterdam.

Education / knowledge (guideline)

  • MBO+/HBO working and thinking level, in the direction of installation technology, mechanical engineering, electrical engineering, civil engineering or facility.
  • Knowledge of relevant standards/inspections is a plus (fire safety, NEN inspections, legionella, etc.).
  • Driving license B (practical due to locations).

The role

From technology to team and from contract to costs: I ensure everything is correct and keeps working

What you'll do

At Schuberg Philis, we stand for "100% quality". That applies to our IT solutions, and also to the places where we work. Our offices are challenging in terms of installation technology and are finished and furnished with great attention to detail: a place with its own character, beautiful interior and its own restaurant, where colleagues truly feel at home. For the management of our locations, we are looking for a hands-on Facility Manager.

Scope / locations
You are primarily responsible for the head office in Schiphol-Rijk (owned office environment with extensive installation technology) AND for two satellite offices in Best and Rotterdam. You ensure consistent quality and working methods at all locations, with an appropriate presence on-site (depending on planning and issues).

Work environment (interior & experience)
Our offices are more than just a workplace: we consciously create an environment with attention to high-quality interior, comfort and atmosphere; a place that feels like a second home to colleagues. With its own restaurant and a distinct, unique character, the work environment is part of the total experience. As Facility Manager, you play a key role in monitoring and further developing that image and service, alongside technical management and daily operations.

Purpose of the role
You ensure that the office and all building-related installations function safely, reliably and optimally. You coordinate a small team of permanent facility colleagues, as well as suppliers and maintenance parties. You keep budgets, contracts and costs strictly under control. You are visible on the floor and also tackle things practically yourself where necessary.

Core tasks & responsibilities

  • Daily coordination of a small team (planning, prioritization, coaching, quality) for Schiphol-Rijk and management of activities in Best/Rotterdam.
  • Management of building-related installations: HVAC/climate, electrical engineering, lighting, fire detection/evacuation, access control, elevators, etc.
  • Maintenance and fault management: preventive maintenance, corrective maintenance, following up on incidents, root-cause where relevant.
  • Supplier and contract management: comparison of quotes, managing performance, escalations.
  • Budgeting & cost control: annual plan, forecast, invoice checking, savings initiatives.
  • Projects / construction supervision: renovations, technical upgrades and improvement processes at all three locations.
  • Compliance: safety, testing/inspections, BHV/fire safety.
  • Service & user experience: point of contact for internal stakeholders; ensures that things "just work" at all locations.

Who you are

  • Hands-on & practical: you walk around, see what is happening and resolve it.
  • Technically curious, creative and not afraid to think along or tackle things yourself.
  • Calm under pressure, prioritizes well during malfunctions and ad-hoc situations.
  • Cost-conscious: you make sharp choices and maintain control over expenditures.
  • Clear communicator: towards the team and suppliers.
